Ownership structure

Co-ownership is structured through a Hong Kong LLC that owns the property. The co-ownership program as well as the property maintenance and management is handled by Chizu Limited, while hospitality services for co-owners and their guests are provided by Chizu Services LLC. The relationships between co-owners are governed by the LLC's Operational Agreement, the Shareholders Agreement, the Chizu Community Code and the Chizu Home Policies.

We introduce each co-owner to the property and make all other introductions including a personal meeting with the host and the regional manager.

 

We create a mapping for each co-owner’s personal items so everything can always be found in right place.

 

Each co-owner is introduced to all of Chizu’s technological tools, receives logins and passwords. From that moment the owners can plan their stays in the App and have 24/7 access to all services, the host and full support.

Travel with Chizu

Owners can transfer any number of days from their home balance to their travel balance via Chizu mobile app or directly through their manager, and use these days in any other Chizu home. When days are transferred to the travel balance, the owner's home becomes available for booking by other Chizu owners who have also transferred days from their home balance to their travel balance, in proportion to the number of days transferred.

 

Properties available for travel are visible in the mobile app and can be booked under the same principles as traveling owner’s own home. They can also be reserved through the owner’s manager.

Chizu manages the legal entities that own the properties and accounting, and fully services the properties, including maintaining all systems, performing any repairs, and more. Through the mobile app or the personal account on the website, owners have full access to all current information about the legal entity and property. They can assign tasks to the manager and host, place orders, plan trips, transfer days between their home balance and travel balance, receive and pay bills.


Chizu also provides hospitality services in owners’ homes and during their stays in other Chizu properties. Owners can access these services through the Chizu mobile app or by contacting their host via messenger or phone 24/7.

Trip Planning

Co-owners can plan their stays in Chizu mobile app. It features an open calendar similar to a typical booking system, where you can select your travel dates and reserve them. To ensure co-owners can plan their trips as close as possible to how 100% owners do, we’ve designed specific logic for our algorithm.

Owners can plan trips from 2 days up to 4 years in advance from the reservation date

The gap between two trips should be equal to or longer than the previous trip

At any given moment owners can have up to 4 pre-planned Common stays in the booking calendar. Any number of Short notice stays can be booked in addition to Common stays

Each stay can last anything in between 4 days (min.) and 28 days (max.). For Special dates, depending on the location, the duration range may differ

Short-notice stays can be booked 2-6 days before the trip

Common stays can be booked 7 or more days in advance

Stays where the end date of the previous one directly precedes the start date of the next stay can only be booked through the Chizu manager

If owners have requests outside the Chizu planning logic, they can always ask for an exception through their manager, and usually receive confirmation within a few hours

Special dates may be booked under different rules outlined in the Corporate Agreement
