  • You are purchasing ¼ of a property by acquiring a 25% or 50% share in an LLC that legally owns the property.

  • In each region where Chizu operates we enter into partnership agreements with a selected number of agents. Chizu lists their listings and market them to its customers as the properties that can be bought and owned partially. If there is enough interest Chizu can acquire the property together with such a buyers and convert it into a full Chizu property and then sell the Chizu owned share later. 

  • You express an interest, conduct due diligence and complete the transaction through us or through a partner agent with our 24/7 assistance. The only difference from a traditional real estate purchase is that you acquire a share in an LLC, not a direct share in the property itself.

  • We carefully select such properties. You express your interest and conduct due diligence. Then, we create an LLC and jointly purchase the property under the company’s name. Chizu covers either 75% or 50% of the cost, depending on the share you are buying. Accordingly, you pay either 25% or 50%. Then Chizu finds and vets potential buyers. Chizu selects the most suitable co-owners for the property, considering their travel preferences to ensure a smooth and comfortable co-ownership experience.

  • The process is similar to buying an existing Chizu property. The difference is that Chizu commits to completing the home by a specific date if it develops the property itself. In case of construction by a developer, the developer is responsible for delivering the property, while Chizu handles the renovation and turnkey readiness.

  • The price includes:

    • Design, decoration or renovation

    • Everything inside the property, including furniture and appliances 

    • A car

    • All associated purchasing costs

  • No. The Chizu model is designed to eliminate all the downsides of 100% ownership of expensive second properties, maximizing the price-to-quality ratio, and allowing owners to travel and enjoy premium services for a small fraction of the cost of owning the entire property. We believe there's no maximum value in full ownership of the second home. We are not a property management company, instead - we are a modern, tech-driven service for co-owners. Therefore, we do not manage homes that are 100% owned by individuals. However if you want to buy out the whole property listed by our partner agents with no shares have been sold, we will refer you to them. 

  • Yes, you can purchase either ¼ or ½ of any property.
